Project Narrative

Custom Pedigree, Market Ready

Originally commissioned as the Cosia Residence, this design was developed as a bespoke modern estate. David Stumpf Architecture is now offered as The Forbes Residence plan set, allowing homeowners to access custom-tier architectural detailing at a stock plan price point.

The design philosophy is "Subtle Luxury." Rather than relying on sprawling square footage, the home utilizes a compact 41' x 60' footprint to deliver high-impact vertical living. By building up rather than out, this plan is perfectly suited for urban infill lots or properties with tight buildable bounds.

Vertical Volume & The "Bridge"

The interior experience is defined by volume. The First Floor features 10-foot ceilings and a spectacular Two-Story Great Room, overlooked by a second-floor architectural bridge. 

The Social Core: The Chef’s Kitchen connects to the Dining Room via a dedicated Butler’s Pantry. Unlike fully open plans, the Dining Room retains 6-foot cased openings, preserving a sense of intimacy and formality.

The Flex Suite: A private First Floor wing houses a Home Gym with an adjacent full bath. This space is designed to easily convert into a Guest Suite or Second Master for multi-generational living.

The Hollywood-Tier Master Wing

The Second Floor is zoned for privacy. The Master Wing is separated from the secondary bedrooms by the bridge walkway.

The suite itself is 19’ x 16’, creating a sanctuary large enough for a private sitting area. The pièce de résistance is the Walk-In Closet, which features a central "Steam Island" for packing and layout—a detail borrowed from high-end retail design. The ensuite bath offers resort-level amenities, completing the retreat.
