Navigating Construction Challenges: A Small Ice Cream Shop Project Case Study

The project owner faced numerous obstacles when the local building department mandated a new construction permit and licensed architectural blueprints. Discover the shocking revelation that led to this requirement, as the owner originally received a permit for renovating a building in the same location, only to have it illegally demolished instead. The consequences were significant, with a stop-work order issued by the township, which also unveiled unauthorized actions in an EPA flood zone adjacent to the property. To proceed, the owner had to enlist a licensed architect and conduct a geotechnical analysis for the backfilled portion of the property.
